The Biebrich SüdOst development area was included in the federal-state "Socially Integrative City" program in 2000 and has since been funded.
The aim of this urban development program is to improve the living environment, strengthen social infrastructure, and actively promote civic engagement and a vibrant neighborhood. SEG Stadtentwicklungsgesellschaft Wiesbaden mbH was responsible for project management on behalf of the state capital of Wiesbaden.
The Biebrich SüdOst urban renewal area is bounded by Rathausstraße, Breslauer Straße, Kurfürstenstraße, Pfälzer Straße, and Rheingaustraße. In the western part of this area, there are Wilhelminian-style apartment buildings in perimeter block structures, often with small-scale commercial uses in the inner courtyards and ground floor zones. The eastern part is home to residential buildings from the interwar and post-war periods, some of which were built in an open row or comb structure. Many of these buildings were constructed as social housing and are now owned by various housing associations. The area is bordered to the east by large-scale industrial uses in the Kalle-Albert industrial park.
At the start of the program, the external appearance of the neighborhood was characterized by old buildings in need of extensive modernization and, in some places, severe deficits in the residential environment, especially in the border area to commercial and industrial areas and on the banks of the Rhine in the area of the customs warehouse. Life in the district was also particularly affected by car and heavy goods traffic, especially on the banks of the Rhine.
In addition to improving the residential situation and the residential environment, the focus of investment was on the design of the banks of the Rhine (link to project page) and the reorganization of the industrial border (link to project page). In addition, the BauHof district office (opens in a new tab) was set up under the auspices of the Caritasverband Rheingau-Wiesbaden-Taunus e.V., which made an important contribution to the renewal process and to the participation and activation of citizens with a wide range of multicultural offerings.
