Renovation of the GWW residential buildings on Hochheimer Straße in Kostheim
On Monday, June 15, Wiesbadener Wohnbaugesellschaft mbH (GWW) held a construction celebration to mark the completion of renovation work on the third phase of the GWW residential buildings on Hochheimer Straße. Representatives from city government and the local council were invited, and employees from the partner companies involved and GWW itself were also in attendance.
GWW has been active on Hochheimer Straße since late 2022 and is renovating the buildings in several construction phases. The groundbreaking ceremony coincides with the completion of work on the third construction phase, which involves the buildings at Hochheimer Straße 40–44. A total of 100 apartments are being renovated in the first four construction phases; six new apartments were also added through roof extensions. In total, this amounts to over 6,000 m² of living space, with a total investment of over 20 million euros.
In his speech, Thomas Keller, Managing Director of GWW, addressed the diverse challenges involved in the renovation work: “On the one hand, our leasing team faces challenges in the lead-up to the project: the measures are announced, discussions are held with tenants, and replacement apartments are sought. On the other hand, our construction department. Especially with very old buildings like those on Hochheimer Straße, some of which are in very poor structural condition, we must adapt to local conditions and adjust the plans accordingly. Despite these challenges, renovations in our portfolio are of the utmost importance. Not only to achieve our climate goals, but also to be able to offer the people of Wiesbaden a beautiful, modern, and above all livable and future-proof home.”
The buildings on Hochheimer Straße are being renovated to meet the KfW Efficiency House 85EE standard and are additionally—where structurally feasible—equipped with photovoltaic systems with a capacity of 128 kWp. Heating is provided by twelve heat pumps, configured in a cascade to optimize efficiency. According to GWW’s calculations, the renovation measures across the four construction phases will save 255 tons of CO2 annually—an important step toward climate neutrality. In addition to renovating the buildings, GWW also redesigned the outdoor facilities and built a playground during the first construction phase so that even the youngest residents of the neighborhood can benefit from the measures. The construction of a play tower is also planned for the fourth construction phase.
Dr. Patricia Becher, Head of Social Affairs and Chair of the GWW Supervisory Board, explains: “I am delighted that we are once again holding a construction celebration in AKK—after all, GWW has had a portfolio of nearly 3,300 apartments here since acquiring the apartments from Mainzer Wohnbau in 2007.” In her speech, Dr. Becher also emphasizes the importance of renovations for achieving the goal of climate neutrality: “We have big plans for the future, especially in Kostheim and Kastel. The ‘Im Sampel’ renovation is moving forward, and as for new construction, we’ll be starting the new neighborhood near the community center in Kastel this summer. Construction work in the Kastanienquartier is also expected to begin by the end of the year.”
GWW is thus fulfilling its mission not only to create affordable housing but also to preserve it through ongoing renovation efforts—with the overarching goal of providing people in Wiesbaden’s various neighborhoods with a home worth living in.
