The reorganization of the industrial boundaries in the Biebrich-SüdOst development area is shown below.

The urban development concept for the redevelopment of the former industrial area in the Biebrich SüdOst development zone aimed to resolve existing conflicts of use and ensure a sustainable improvement in the quality of housing and life within the district through spatial separation and structural reorganization. At the same time, the aim was to secure the long-term competitiveness of local businesses, particularly in the adjacent Kalle-Albert industrial park, and to preserve and expand their jobs. 

A central element of the concept was the creation of a "green border" that enabled a clear spatial separation between residential and industrial areas. A continuous, wide green corridor was created on the edge of the residential areas of Pfälzer Straße and Wilhelm-Kalle-Straße, which was integrated into the existing green structures and recreational areas from the main railway station via the Salzbachtal valley to the banks of the Rhine, thus gaining significance beyond the district itself.

Traffic in the district was reduced by the construction of the new Glarusstraße between Rheingaustraße and Kasteler Straße. This measure enabled a clear functional differentiation of the areas of use – from industrial and commercial areas to mixed-use areas and general residential areas. The new zoning also ensured the sustainable and compatible establishment of residential, leisure, and commercial uses.
