Topping-out ceremony in the Carinthian Quarter
On Monday, March 17, GWW reached the next important stage in the new construction project Kärntner Viertel in the Gräselberg area.
Following the completion of construction phases 1 and 2 last year, the topping-out ceremony for construction phases 4, 7 and 8 was now on the agenda. The topping-out ceremony was attended by representatives of local politics, employees of the general contractor and GWW itself. The Kärntner Viertel continues to grow steadily - it is currently one of GWW's largest construction projects - and shows that GWW is fulfilling its mission to create affordable housing in Wiesbaden. With the completion of the 4th, 7th and 8th construction phases, GWW is creating a total of 133 residential units.
The 4th construction phase is located in the south-east of the planning area and will contain 32 apartments spread over two entrances. Here, 2-, 3- and 4-room apartments with a living space of between 43 square meters and 84 square meters will be built. Eleven of the apartments are publicly subsidized and GWW is investing a total of 8.2 million euros. GWW is not only fulfilling its obligation to create affordable living space for Wiesbaden, but is also making this living space available in a future-proof manner. The buildings will be constructed to the KfW Efficiency House 40 energy standard and the heat will be supplied in an environmentally friendly manner via a local heating network operated by a biogas CHP plant. The parking spaces will be provided in an underground garage, naturally with e-charging stations. We are planning to complete this construction phase in the second half of 2025.
In the 7th and 8th construction phases, which are located in the middle of the area, GWW is constructing eight buildings; a total of 101 rental apartments, 36 of which are subsidized. The apartment mix is balanced and ranges from 1.5-bedroom to 4-bedroom apartments, all with either terraces or loggias. The buildings will be constructed to the GEG standard and the heat supply will also be provided by the biogas CHP plant in the 3rd construction phase as part of the local heating concept with ESWE Versorgung. The planned completion date is summer 2026, with GWW achieving a total funding share of 35% in the three construction phases.
The Kärntner Viertel is characterized by a very good infrastructure: good public transport connections, shopping facilities in the immediate vicinity and the freeway connection to the A643 and A66 in the immediate vicinity. The noise barrier ensures a high quality of living - despite the proximity to the highway. Leisure facilities include the Kallebad swimming pool, a football pitch and a spacious, natural children's playground in the immediate vicinity.
"The Kärntner Viertel is a district that is characterized by sustainability, proximity to the city, social diversity and good public transport connections," explains Thomas Keller, Managing Director of GWW. "We have opened our new field service office directly in the neighborhood - to be there for our tenants, especially in the early days, and to be a local point of contact. It is important to us to create a place of well-being for the residents. The Kärntner Viertel should not just be a place to live, but rather a home," Keller continues.
Dr. Patricia Becher, Chairwoman of the Supervisory Board of GWW and Head of the Social Affairs Department of the state capital of Wiesbaden, was also present and once again emphasized the social aspect of housing construction: "With 35 percent subsidized housing, the Kärntner Viertel makes an important contribution to social housing provision in Wiesbaden. 47 of the total of 133 apartments are subsidized housing - a decisive step, because affordable housing is still in short supply in our city," said Dr. Becher. "My aim is to actively counteract this shortage and ensure that housing does not become a luxury good, but remains possible for everyone - regardless of their income."
GWW plays a central role in this, adds Dr. Becher: "It implements numerous projects to create urgently needed living space while combining social, ecological and urban development aspects. Our ambition goes beyond just building: we want to create neighborhoods where people can not only afford a home, but also enjoy living."
This approach is particularly evident in the Kärntner Viertel: "The daycare center operated by Johanniter has already established itself in the third construction phase. Together with the good transport links and local amenities, we are setting an example here for sustainable urban development. This is creating a residential environment that will benefit families and expectant families in particular."
The district is now a familiar place for the Head of Social Affairs: "I celebrated my debut as Chairwoman of the GWW Supervisory Board here in 2023. Last year in June, we were still at the ground-breaking ceremony, today we can already admire the topping-out wreath of these three construction phases. Work is in full swing and GWW is fulfilling its mission to provide urgently needed affordable housing."
She concluded by underlining the importance of the project for the city: "The Kärntner Viertel is just one of many construction projects with which GWW is helping more people in Wiesbaden to find an affordable home. I am delighted that we can see the individual milestones in the construction progress here so regularly - this shows that we are actively pursuing our goal of social and sustainable urban development together with GWW and other partners."
