Wiesbaden's "Harbourside" can be created directly at the Schierstein harbor by reorganizing and developing an as yet undeveloped brownfield site.

Description: Directly on Schiersteiner Harbor, the “Harbourside” of Wiesbaden will be created through the reorganization and redevelopment of a currently undeveloped brownfield site. High-quality office space is to be developed on three building lots, preserving the historic harbor atmosphere and architecturally complementing the harbor promenade in a sophisticated manner.
The three buildings, which vary in size, follow a consistent design language with a clear design concept and, through their varied materials and color schemes, form a composition that is both harmonious and subtly nuanced. The result is three distinct commercial properties, united by a shared design vision. The theme of “working by the water” is architecturally translated into three distinct characters—linked by proportion, scale, and rhythm.
High-quality open spaces are also being created, which—in addition to optimizing the use of the site—allow visitors to experience the maritime atmosphere and enjoy an unobstructed view of the harbor. A building up to 25 meters tall is set to serve as a new landmark, shaping the harbor basin’s new skyline.
The first construction phase of “Harbourside,” named “Marina Blue,” will be built on the eastern portion of the harbor site. A spacious open staircase with seating areas connects the building directly to the waterfront promenade and the Schierstein harbor basin. The loft-style new building will have three floors plus a penthouse level and will be accessed via a central entrance from Hafenweg. A spacious passenger elevator provides access to the underground parking garage and all floors above it. The loft-style offices will feature loggias or folding sliding elements, all of which will, of course, offer an unobstructed view of Schierstein Harbor.
On the ground floor, two large terraces can be made available, for example, for outdoor dining. The basement houses parking spaces, an accessible restroom, as well as storage areas and bicycle parking.
Location
The “Harbourside” development is located in Wiesbaden’s Schierstein district and offers ideal access to the region’s most important transportation hub—the Schiersteiner Kreuz. The A66 and A671 highways are less than five minutes away. Frankfurt Airport, located just under 25 kilometers away, can be reached quickly and conveniently by car or train. The main train station is only ten minutes away, and public transportation stops are within walking distance of Schierstein Harbor on Rheingaustraße and Storchenallee. Renowned neighbors include well-known industrial and service companies.

Available Space – Total
Office Space The total area of Harbourside is approximately 14,595 m² and is divided among the three sub-projects: Golden Bay with approximately 4,100 m² (divisible starting at approximately 540 m²), White Sands with approx. 8,120 m² (divisible starting at approx. 300 m²), and Marina Blue with approx. 2,375 m² (divisible starting at approx. 233 m²).
The “Marina Blue” subproject is already available for lease, with occupancy possible starting in early 2028.
The “Golden Bay” and “White Sands” subprojects will follow successively through 2029.
